India’s real estate sector has reached a significant milestone, entering the 'Transparent' tier for the first time in the 13th edition of the Jones Lang LaSalle (JLL) Global Real Estate Transparency Index (GRETI). The country now ranks 26th out of 100 nations, a notable improvement from its 29th position in the 2022 index when it was classified as 'Semi-Transparent'.
The ascent in the rankings is largely attributed to a series of structural reforms that have enhanced governance and data availability. The implementation of the Real Estate (Regulation and Development) Act, 2016 (RERA) has been a cornerstone of this transformation, bringing greater accountability to the sector. Other impactful policies include the Goods and Services Tax (GST), the Benami Transaction Prohibition Act, and the ongoing digitisation of land records, which collectively bolster market integrity.
India demonstrated considerable progress in sustainability, a key sub-index of the report. The country's rank in this specific metric improved by five places to 22nd globally. This was driven by the mandatory implementation of ESG reporting for listed entities and a wider adoption of green building certifications. This focus on sustainability is increasingly becoming a critical factor for institutional investors worldwide.
The improved transparency is expected to have a direct positive impact on foreign investment flows into the country's property market. Greater clarity in regulatory frameworks, transaction processes, and market data reduces risks for investors and facilitates better decision-making. The growth of India's Real Estate Investment Trust (REIT) market further underscores the increasing institutionalisation of the sector, making it more attractive to global capital.
